Cyprus Property Market Analysis – May 2026

The Cyprus property market maintained its positive momentum in May 2026, with overall sales continuing to grow compared to the same period last year.

According to the latest data released by the Department of Lands and Surveys, a total of 1,723 property sales contracts were registered during the month, marking a 5% year-on-year increase. While local buyers continued to represent the largest share of the market, overseas purchasers remained a key source of demand, particularly in coastal regions such as Paphos, Limassol, and Larnaca.

Domestic Buyers Continue to Lead the Market

Cypriot buyers accounted for 1,081 transactions in May, representing nearly two-thirds of all property sales completed during the month.

Although domestic activity declined in Nicosia and Famagusta, stronger performance in other districts more than compensated for those losses. Paphos recorded the strongest growth among local buyers, while Limassol and Larnaca also posted solid increases.

Looking at the first five months of 2026, every district reported higher domestic sales compared to the same period in 2025, highlighting the continued resilience of local demand.

 

 

 

 

Strong Growth in EU Buyer Activity, Led by Paphos

European Union buyers delivered the strongest performance of all buyer categories in May.

Sales to EU citizens increased by more than 30% compared with a year earlier, with Paphos emerging as the clear leader. The district experienced exceptionally strong growth, while Larnaca and Famagusta also recorded significant increases in transactions.

Year-to-date figures indicate that demand from EU buyers remains on an upward trajectory, particularly in Paphos and Larnaca, reinforcing Cyprus’ appeal among European investors and lifestyle purchasers.

 

 

Non-EU Demand Remains Resilient

Property purchases by non-EU buyers remained broadly stable despite a slight year-on-year decline during May.

While some districts experienced softer activity, particularly Nicosia and Limassol, demand in Larnaca and Famagusta continued to grow. Paphos also maintained a high level of overseas interest despite a modest decrease compared with last year.

Importantly, year-to-date data shows double-digit growth in non-EU purchases across all districts, demonstrating that international demand remains a fundamental pillar of the Cyprus property market.

 

Overseas Buyers Continue to Shape Coastal Markets

Foreign purchasers continue to play a significant role in Cyprus real estate, especially in coastal districts.

Paphos remains the standout market, attracting strong interest from both EU and non-EU buyers. In May, overseas purchasers collectively acquired more than twice as many properties as local buyers in the district, underlining its popularity among international investors and relocation buyers.

Market Outlook

The latest figures suggest that Cyprus property market fundamentals remain healthy. Demand is being supported by a combination of local buyers and sustained international interest, particularly in key coastal destinations.
