Cyprus Property Market Continues to Attract Buyers Despite Rising Costs

Cyprus’ residential property market continues to show strong momentum in 2026, with property sales contracts rising by 14% year-on-year during the first quarter. While demand remains robust across the island, rising property values are increasingly influencing purchasing decisions, particularly among local buyers.

Increased Housing Supply Reinforces Market Momentum

The growing supply of new residential developments has helped support market activity and improve the balance between supply and demand. At the same time, it has contributed to a gradual stabilisation of rental prices after several years of sharp increases. However, the cost of purchasing a home continues to climb, driven by higher construction expenses, rising land values, labour shortages, and ongoing pressures within global supply chains.

Limassol remains one of the most expensive property markets in Cyprus. Limited availability of development land and continued interest from international investors have pushed prices higher, with new-build properties recording annual increases of between 5% and 10%. Premium seafront developments command some of the highest prices on the island, while inland residential projects remain comparatively more accessible.

Nicosia continues to offer a more affordable alternative for local buyers. Although property prices have also increased, the capital remains one of the few locations where middle-income households can still find relatively attainable homeownership opportunities with the support of bank financing.

Rental Affordability Remains Under Pressure

In Larnaca, a surge in modern residential projects has expanded housing options, yet affordability remains a concern. Rental rates and purchase prices continue to exceed the budgets of many local residents, while demand for reasonably priced homes significantly outweighs available supply.

Many long-term tenants are choosing to remain in their current homes rather than relocate, as equivalent properties often come with substantially higher rental costs. The shortage of affordable rental housing continues to place pressure on households across several regional markets.

Overseas Demand Continues to Fuel Price Growth

Paphos is experiencing similar trends, with strong international demand continuing to shape the market. Interest from overseas buyers, particularly from Israel and the wider Middle East, has remained strong as investors increasingly view Cyprus as a stable and secure destination for property investment. This sustained foreign demand has contributed to further upward pressure on prices.

As affordability challenges intensify, many Cypriot buyers are adjusting their expectations and purchasing behaviour. Smaller apartments have become increasingly popular as households seek more attainable entry points into the property market. Others are turning to older resale properties, which often provide larger living spaces at lower prices compared to newly built developments.

Despite rising costs, buyer activity remains resilient. Many purchasers continue to move forward with acquisitions, encouraged by the expectation that property prices will continue to increase in the coming years.

Outlook for the Cyprus Residential Property Market

Overall, Cyprus’ property market remains supported by strong demand, expanding housing supply, and sustained foreign investment. However, the combination of rising construction costs and growing international interest is making affordability a growing challenge for local households.

As a result, smaller apartments and competitively priced resale properties are becoming increasingly attractive options for Cypriot buyers seeking to enter the market. While transaction activity remains strong, affordability is expected to remain one of the key issues shaping the future direction of the country’s residential property sector.
