Cyprus Property Market Continues Strong Growth, Up 27% in June 2026

The Cyprus property market continued its impressive momentum in June 2026, recording 1,964 property sale contracts, a 27% increase compared to the 1,544 transactions registered in June 2025. According to the Department of Lands and Surveys, this marks the highest number of property sales ever recorded for the month of June since records began in 2000, highlighting the continued resilience and attractiveness of the Cyprus real estate market.

Limassol Leads Market Growth

Property sales increased across almost every district, with Limassol delivering the strongest annual growth.

  • Nicosia: +10%
  • Larnaca: +6%
  • Famagusta: -1%

Limassol continues to strengthen its position as Cyprus’ most dynamic property market, while Paphos also maintained robust growth driven by sustained international demand.

Property Transactions Up 15% in the First Half of 2026

Between January and June 2026, a total of 10,007 property sale contracts were deposited at Land Registry offices, representing a 15% increase compared with 8,729 transactions during the same period in 2025.

All districts recorded year-on-year growth:

  • Paphos: +21%
  • Limassol: +20%
  • Famagusta: +14%
  • Larnaca: +11%
  • Nicosia: +7%

Local Buyers Continue to Dominate, While Overseas Demand Remains Strong

Cypriot buyers remained the largest group of purchasers in June, accounting for 1,148 transactions (58.5%), followed by:

  • EU buyers: 297 transactions (15.1%)
  • Non-EU buyers: 519 transactions (26.4%)

Domestic property sales increased by 19% compared with June 2025. Although local demand declined in Paphos (-18%), Famagusta (-13%), and Larnaca (-10%), these decreases were more than offset by a remarkable 71% increase in Limassol and 10% growth in Nicosia.

During the first six months of 2026, Cypriot buyers completed 5,856 property purchases, up 10% from 5,341 recorded during the same period last year. Every district except Paphos registered year-on-year growth among local buyers.

EU Buyer Activity Accelerates

Demand from European Union citizens strengthened significantly throughout the first half of the year.

In June 2026, EU buyers purchased 297 properties, representing a 57% increase compared with June 2025. Every district recorded positive growth:

  • Paphos: +116%
  • Limassol: +72%
  • Famagusta: +67%
  • Larnaca: +19%
  • Nicosia: +15%

Between January and June 2026, EU nationals completed 1,410 property purchases, up 29% from 1,097 transactions during the same period in 2025.

Growth by district included:

  • Paphos: +55%
  • Larnaca: +28%
  • Nicosia: +18%
  • Limassol: +11%
  • Famagusta: +3%

The strongest performance came from Paphos, where EU buyer activity increased by more than half compared to the previous year.

Non-EU Buyers Continue to Drive the Market

Demand from buyers outside the European Union also remained exceptionally strong.

During June 2026, non-EU nationals purchased 519 properties, representing a 34% increase compared with 387 transactions in June 2025.

Sales increased across four districts:

  • Paphos: +45%
  • Limassol: +42%
  • Larnaca: +29%
  • Nicosia: +8%

Only Famagusta recorded a decline, with transactions falling by 22%.

For the first six months of 2026, non-EU buyers completed 1,821 property purchases, an increase of 21% compared with 1,499 transactions during the same period last year.

  • Limassol: +21%
  • Famagusta: +20%
  • Larnaca: +17%
  • Nicosia: +16%

International Buyers Account for Over 40% of the Market

The latest figures demonstrate the growing importance of overseas investors in supporting Cyprus’ property market.

During the first half of 2026, EU and non-EU buyers together accounted for 41.6% of all property transactions across Cyprus.

Paphos remained the standout destination for international purchasers. In the district, non-EU buyers acquired more properties than Cypriot buyers, while the combined number of EU and non-EU purchases was more than double the volume of domestic transactions, reaffirming Paphos’ position as one of Cyprus’ most attractive locations for foreign investors.

The record-breaking performance in June further reinforces the strength and resilience of the Cyprus property market. Supported by healthy domestic demand and sustained interest from both EU and non-EU investors, the market continues to demonstrate solid long-term fundamentals.

With international buyers accounting for an increasingly significant share of total transactions and demand remaining strong across key districts such as Limassol and Paphos, Cyprus continues to position itself as one of the Mediterranean’s most attractive destinations for property investment and international real estate buyers.
