Cyprus Property Sales Rise 14% in July 2026 as Demand Stays Strong
Cyprus’ real estate market continued its strong upward momentum in July, recording more than 2,000 property sale contracts in a single month for the first time this year. The latest figures also confirm that transaction volumes have remained above 2025 levels throughout every month of 2026.
According to official data released by the Department of Lands and Surveys, 2,040 property sale contracts were filed in July, representing an 11% increase compared to 1,832 transactions in July 2025.
July became the strongest-performing month of the year, surpassing June’s 1,964 contracts and marking the first time the market has exceeded the 2,000-sales milestone in 2026.
Property Sales Up 14% in the First Seven Months
Between January and July 2026, Cyprus recorded 12,047 property sale contracts, up 14% from 10,561 transactions during the same period last year—an increase of 1,486 additional sales.
Monthly growth remained consistently positive throughout the year:
- January: +11%
- February: +12%
- March: +18%
- April: +15%
- May: +5%
- June: +27%
- July: +11%
The figures reflect sustained buyer confidence and resilient demand across the Cyprus property market.
Limassol and Paphos Continue to Lead Market Growth
The strongest growth continued to come from Limassol and Paphos, which together accounted for more than 70% of the additional transactions recorded nationwide during the first seven months of the year.
Limassol Remains the Market Leader
Limassol maintained its position as Cyprus’ largest property market.
- 695 sale contracts were registered in July, up 20% year-on-year.
- January–July total reached 3,959 transactions, also up 20%.
- The district alone contributed 655 of the 1,486 additional transactions recorded nationwide.
Paphos Maintains Strong Momentum
Paphos also delivered another impressive performance.
- 395 sale contracts were registered in July, up 15% from a year earlier.
- Seven-month transactions reached 2,387, representing a 20% annual increase.
Although Paphos experienced a slight decline in March, the market rebounded strongly with annual growth of 41% in April, 24% in May, 28% in June, and 15% in July.
Larnaca Delivers Stable Growth
Larnaca continued to post steady gains, with transaction volumes exceeding last year’s levels every month.
- July sales reached 436 contracts, up 10% year-on-year.
- Total transactions for the first seven months increased 11% to 2,599 contracts.
Nicosia and Famagusta Grow at a More Moderate Pace
In Nicosia, July activity remained virtually unchanged, with 423 contracts compared to 422 in the same month last year.
However, the capital still recorded a 5% increase over the first seven months, reaching 2,564 transactions.
Meanwhile, Famagusta experienced slower activity during recent months but maintained positive year-to-date growth.
- Seven-month transactions totaled 538 contracts, up 10% compared with the same period in 2025.
Residential Property Prices Continue to Rise
The Central Bank of Cyprus (CBC) reported that residential property prices increased 7.5% year-on-year during the first quarter of 2026, supported by robust demand alongside higher labour and construction costs.
Demand from overseas buyers remained particularly strong:
- Property sales to foreign investors increased by 21.1%.
- Sales to domestic buyers rose by 9.3% over the same period.
The figures highlight the growing role of international investors in supporting Cyprus’ property market.
Luxury Market Remains Active
At the premium end of the market, the 50 largest property transactions completed during the first half of 2026 were valued at a combined €286.4 million.
Limassol accounted for 51.7% of the total transaction value, reinforcing its position as Cyprus’ leading destination for high-end real estate investment.
Market Outlook
The latest data points to a property market that continues to expand at a healthy pace. While all districts recorded positive year-to-date growth, Limassol and Paphos remain the primary engines of the market, significantly outperforming other regions.
Combined with rising residential prices and continued growth in foreign investment, the outlook suggests that Cyprus remains one of the Mediterranean’s most attractive real estate markets for both local and international buyers.
