High-End Cyprus Property Sales Approach €200 Million in Q1 2026
The total value of Cyprus’ 50 most expensive property transactions reached €197.7 million during the first quarter of 2026, according to data from the Department of Lands and Surveys, analysed by Ask Wire.
The analysis, covering transactions completed between January and March 2026, highlights continued strength in the island’s premium real estate sector, with Limassol and Paphos accounting for the majority of high-value activity.
Limassol and Paphos Lead Luxury Property Market
The ten most expensive property sales recorded during the quarter were collectively valued at €83.9 million. The largest single transaction involved a land parcel with an existing building in Moni, Limassol, which changed hands for €19.7 million.
Among the top ten transactions:
- Five were located in Paphos
- Four were located in Limassol
- One was located in Larnaca
The figures underline the continued dominance of Limassol and Paphos as Cyprus’ leading destinations for premium real estate investment.
Across the top 50 transactions, Limassol recorded 29 deals with a combined value of €107.2 million, while Paphos accounted for 17 transactions worth €71.8 million.
Paphos Demonstrates Broad Investor Demand
Paphos stood out not only for land acquisitions but also for high-value residential sales, reflecting growing demand across multiple property categories.
Notable transactions included:
- A luxury villa in Pegeia valued at €6.3 million
- A private residence in Agios Theodoros, Paphos, sold for €5.8 million
Elsewhere, Larnaca recorded a single transaction worth €9 million, while Nicosia registered two deals totaling €7.5 million. The free district of Famagusta contributed one transaction valued at €2.2 million.
Land Acquisitions Signal Future Development Activity
According to Ask Wire Chief Executive Officer Pavlos Loizou, one of the most significant findings from the analysis is the strength of the land market.
Six of the ten highest-value transactions involved fields or development plots, indicating that investors and developers may be positioning themselves for a new cycle of construction and real estate development across Cyprus.
The highest-value land transaction recorded in each district included:
- Limassol: €19.7 million field
- Paphos: €9.5 million field
- Nicosia: €5.5 million plot
- Larnaca: €9 million plot
- Famagusta: €2.2 million field

Loizou noted that the first-quarter figures provide an important benchmark for Cyprus’ high-value property segment, particularly at a time when global investors continue to navigate heightened geopolitical uncertainty.
